A new Specialist Disability Accommodation development is nearing completion in Norman Gardens, Rockhampton.
Completion is expected within 4–6 weeks.

About the Development
This site includes:
  • 4 x 1-bedroom self-contained SDA villas
  • 1 x Onsite Overnight Assistance (OOA) unit
  • Undercover walkways
  • Private patios to each villa
  • Carport and storage
  • Communal outdoor space
The development has been designed as 4 x 1-bedroom SDA housing plus 1 x OOA. Each villa is approximately 68–69m² plus patio space, providing spacious independent living while maintaining proximity to structured support.

Onsite Overnight Assistance Provider
GCLA
GCLA will deliver onsite overnight assistance at this property.
GCLA is also available to provide Supported Independent Living (SIL) services.
Participants retain full choice and control over their support provider in accordance with NDIS guidelines. Access to this accommodation is not conditional on engaging GCLA as a SIL provider.

High Physical Support Design
The villas have been designed in accordance with NDIS SDA Design Standards and High Physical Support requirements including:
  • Step-free accessways and compliant ramps
  • Wide internal corridors
  • Reinforced ceilings for future ceiling hoist installation
  • Emergency power backup capacity
  • Accessible bathrooms compliant with AS1428.1
  • Height-adjustable kitchen provisions
  • Slip-resistant flooring
  • Assistive technology infrastructure
  • Accessible switches and GPOs
  • Reverse cycle air-conditioning
These features are designed to increase safety, reduce daily physical strain, and support long-term independence.

NDIS supported independent living (SIL) is for people with higher support needs, who need some level of help at home all the time. SIL includes help or supervision with daily tasks, like personal care or cooking meals. It helps you live as independently as possible, while building your skills.

Specialist Disability Accommodation (SDA)

Specialist Disability Accommodation (SDA) is designed for NDIS participants with high support needs who require specialist housing solutions. SDA properties are purpose-built to be accessible, safe, and comfortable, providing customer with the environment they need to live as independently as possible.

This is a partnership between GCLA and a Registered SDA Provider whereby GCLA is the Onsite Overnight Assistance provider. This partnership offers SDA opportunities for GCLA customers in Calliope, Gladstone, and Rockhampton.

Short Term Respite

NDIS Short-Term Respite (STR), is funding for support and accommodation for a short time away from your usual home. It covers the cost of your care in away from your usual home for up to 14 days at a time (usually up to 28 days per year). You might have a short stay with other people, or by yourself, depending on your preferences and support needs.

Medium Term Accommodation

Our Medium-Term Accommodation (MTA) is designed for NDIS participants who need temporary housing while waiting for long-term arrangements to be finalised.

Our MTA is provided in a purpose built, accessible, and inviting space that promotes inclusion, wellbeing, capacity building, and transitioning back into community.

Independent Living

Our Independent Living Options (ILO) are designed to support NDIS customers who want to live more independently while still having access to the right supports when needed. ILO focuses on creating tailored living arrangements that promote capacity building, personal growth, and increased autonomy.

GCLA facilitates co-tenancy matching to help individuals find compatible housemates, assists with sourcing appropriate accommodation, and provides flexible in-home and community supports based on each customer’s unique needs. Unlike Supported Independent Living (SIL), ILO does not offer 24/7 support but is designed to build skills and confidence for customers with the capacity to live more independently.
